THE PHOENIX BUILDING | NEW CONSTRUCTION

A fire in March 2006 left a gaping hole in the Downtown Overland Park, Kansas streetscape. Wanting to spur redevelopment in the area, architect Brain Foxworthy created a historic looking brick building while incorporating contemporary elements and raising the downtown roof-line to new limits.

Embracing the historic feel of the surrounding buildings, incite Design Studio’s design blended the new and the old in the design of the Phoenix Building.

From street-level, the Phoenix Building appears to be a two-story brick building which embraces the design of the Historic Downtown. A metal fin signifies the entrance to the second story.

However, from a few blocks away, the third-story condominiums are evident, with their rich epay wood details, two-story wall of windows, and exposed structural steel barrel roof.

This project offered a new experience for iDS. Not only are we the designers and architects, but we are also the developers and twenty-five percent owners of the Phoenix Building development in Historic Downtown Overland Park, Kansas. The development is a prime example of new urban infill and redevelopment.
